Southern Georgian Bay home sales continue to improve heading into 2020

Residential sales recorded through the MLS® system for the Southern Georgian Bay region totaled 158 units in December 2019. This was an increase of 22.5% from December 2018. 

On an annual basis, home sales totalled 3,317 units over the course of 2019, up 8.9% from the same period in 2018. 

The Southern Georgian Bay region comprises two distinctive markets. 

Home sales in the Western Region, which includes Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, the Municipality of Meaford, and Grey Highlands, numbered 89 units in December 2019. This was an increase of 11.3% (nine sales) from December 2018. 

On an annual basis, home sales in the Western Region numbered 1,997 units over the course of 2019, up 10.6% from the same period in 2018. 

Meanwhile, home sales in the Eastern Region, encompassing the Towns of Midland and Penetanguishene, the Townships of Tay and Tiny, Severn, and Georgian Bay Townships, numbered 69 units in December 2019. This was a large 40.8% increase from December 2018. 

On an annual basis, home sales in the Eastern Region numbered 1,320 in 2019, rising 6.3% from the same period in 2018. 
“Home sales have been steadily improving since the spring, and that continued in December,” said Stan Reljic, President of the Southern Georgian Bay Association of REALTORS®. “Activity really picked up in the Eastern District to finish the year, with sales coming in just one transaction shy of the December record.” 

There were 184 new residential listings in December 2019. This was an increase of 10.8% on a year-over-year basis. 
Active residential listings numbered 751 units at the end of December, up 4.2% from the end of December 2018. Despite the increase, overall supply remains low compared to historical levels. 

Months of inventory numbered 4.8 at the end of December 2019, down from the 5.6 months recorded at the end of December 2018 and well below the 10-year average of 9 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity. 

The dollar value of all residential transactions in December 2019 was $87.3 million, a 45.1% jump from this time in 2018. This was a new record for the month of December. 

Sales of all property types numbered 181 units in December 2019, an increase of 24% from December 2018. The total value of all properties sold was $97.9 million, surging 52.2% from December 2018.
